What is the GRI?
GRI stands for Graduate, REALTOR Institute. The GRI designation is recognized throughout the nation as the standard for real estate professionalism and knowledge. GRI programs provide sound training in the critical skills of the real estate business and provide education in current real estate topics and issues. The GRI designation signifies a dedicated and knowledgeable agent. Wearing the GRI pin, displaying the GRI certificate, putting the logo on business cards and stationery and using "GRI" after the name are ways REALTORS communicate their professional achievement.
The GRI designation is granted through state associations whose Institute courses of study meet the standards established by the National Association of REALTORS. Colorado's GRI ranks as one of the country's top Institute programs.

Course Descriptions
ADVANCED LAW I - (8 HOURS). As a REALTOR you have risks along with duties. In this class you will learn from real estate attorneys who discuss the possible legal implications of your statements, actions and inactions. It is suggested that you complete this course prior to Advanced Law II.
ADVANCED LAW II - (8 HOURS). In this course you will gain a better understanding of procedures and remedies in liens, legal aspects of financing documents, foreclosure law, bankruptcy and landlord-tenant relationships. Students do not need to take Law I prior to Law II.
BASIC RESIDENTIAL INVESTMENTS & TAXATION - (8 HOURS). You will be able to answer your client or customer's questions about investing, or how the purchase/sale of his home will affect his taxes, especially with the new tax laws? Are points deductible? Would your seller be better to convert his home to a rental rather than selling? Learn how taxes affect real estate (both residential and investment property) in every stage from purchase to ownership sale. You will have the opportunity to learn about the characteristics of different types of investments through comparing actual properties. This course is designed for the real estate agent who has limited experience in real estate investment and taxation. An HP12c or HP10b calculator is required for this class.
CAREER DEVELOPMENT - (8 HOURS). Want to know the secrets of success? This results-oriented, hands-on class teaches you a variety of valuable tools that will help you move to new income levels while reducing stress and putting balance back into your life. (No continuing education credit)
ETHICS & PROFESSIONAL PRACTICES -
(8 HOURS). You will become acquainted with NAR's Code of Ethics. You will also explore various interpretations (Standards of Practice) of the Code, and how it differs from state and national laws and regulations.
INTRO TO RESIDENTIAL APPRAISAL - ( 8 HOURS)
Students will gain basic familiarization with appraisal principles, why appraisals are required, who makes appraisals, and how appraisal principles and techniques can be used. This course is not intended to train students as appraisers, but to help them understand, work with and influence the appraiser.
HOUSING CONSTRUCTION & MARKETING - (8 HOURS). This course will teach you the industry jargon and enable you to answer the most commonly asked questions regarding the physical structure of both new and resale homes. You will also learn how to complete a construction contract.
LISTING CONTRACTS AND BROKERAGE RELATIONSHIPS - (8 HOURS). This course is designed to provide the student with tools necessary to prepare Listing Agreements and Disclosures in accordance with their agency relationship with their principal. Emphasis is placed upon the agency laws which directly impact a residential listing, contract law, and Real Estate Commission rules and regulations pertaining to the listing of real property. Additionally, the similarities and differences among the various types of listing contract forms used in Colorado will be discussed.
LISTING/SELLING REAL ESTATE - (8 HOURS). This course is designed to assist you in attaining the success you desire by helping you recognize resources and opportunities in obtaining and marketing listings.
RISK REDUCTION - (8 HOURS). The purpose of the class is to alert students to those situations that may cost them large amounts of money, or their license, or both. To be successful in the business world, risks are taken daily. Sales people tend to be risk takers by nature. Our industry has evolved from a "Buyer Beware" philosophy to "Broker Beware." Courts are upholding decisions that assign more and more liability to the Broker for the problems buyers and sellers experience in their real estate transaction. Now, more than ever, it is imperative that brokers employ all their skills, care, and diligence in conducting their business.
SELLING CONTRACTS AND BROKERAGE RELATIONSHIPS - (8 HOURS). This course is designed to provide the student with tools necessary to prepare Purchase Agreements and Disclosures in accordance with their agency relationship with their principal. Emphasis is placed upon the agency laws which directly impact a residential purchase agreement, contract law, and Real Estate Commission rules and regulations pertaining to the sale of real property. The curriculum combines the pertinent agency material with the agreements and disclosures since both occur at the same time in an actual transaction.
TECHNOLOGY APPLICATIONS - (8 HOURS) This course is designed to provide students with an understanding of what computer technology and the Internet can do to enhance their careers, and what to do to stay on top of the constant changes in the world of technology. Students will be able to determine what types of computer hardware and software are suited for their real estate practice, identify common practices where using a computer would be beneficial, how e-mail and on-line services are useful, and access current technologies and identify ways to stay current with technological advances. (No continuing education credit.)
WONDERFUL WORLD OF FINANCE - (16 HOURS). This course covers various government and institutional financing options available as well as responsible, innovative financing. Learn about FHA, VA, Federal Land Bank Loans, institutional purchasing and second mortgages. An HP12c or HP10b calculator is required for this class.
